Service Overview
What This Service Covers
What It Is
Site clearance is the process of removing everything from a plot of land before construction or development can begin. This includes demolishing existing structures, removing vegetation and trees, stripping topsoil, breaking out hardstanding, removing waste and debris, and levelling the ground to the required formation level. At Digger T, we provide complete site clearance and preparation services for residential, commercial, and industrial sites across Essex and East London.
Who It's For
Property developers preparing land for new builds. Homeowners clearing gardens, outbuildings, or overgrown plots. Builders needing sites stripped and levelled before construction begins. Commercial clients preparing land for industrial, retail, or mixed-use development. Estate managers clearing neglected or abandoned properties.
When You Need It
Site clearance is the first physical step in any development project. Before foundations can be dug or services installed, the site must be stripped, cleared, and levelled. You also need site clearance when purchasing overgrown or derelict land, preparing gardens for landscaping, removing old structures like sheds, garages, and greenhouses, or clearing contaminated ground.
Why Professional Help Matters
Attempting site clearance without the right machinery and expertise is slow, dangerous, and often illegal if waste isn't disposed of correctly. Hidden hazards — asbestos, buried services, unstable structures — can cause injury or legal liability. Professional site clearance ensures the job is done safely, efficiently, and with all waste handled through licensed carriers. It also ensures the ground is properly prepared for the next stage, preventing problems during construction.
Why This Matters
What Happens If You Get This Wrong
Cutting corners on site clearance creates problems that compound throughout your entire project. What seems like a minor saving at the start often leads to major costs and delays later.
- !Hidden underground services (gas, electric, water, telecoms) struck during unplanned clearance, causing utility damage, dangerous situations, and costly emergency repairs.
- !Asbestos or contaminated materials disturbed without proper assessment, triggering HSE investigation, site shutdowns, and expensive specialist remediation.
- !Inadequate waste disposal leading to fly-tipping charges, Environment Agency fines, and legal action against the site owner.
- !Tree and vegetation removal without checking for Tree Preservation Orders (TPOs) or protected species, resulting in council enforcement action and project delays.
- !Uneven or poorly compacted ground that causes foundation problems, drainage failures, and structural issues in the subsequent build.
- !Project delays of weeks or months because the site wasn't properly assessed and prepared before construction started.
Our Process
How We Deliver Results
Site Assessment & Hazard Check
We visit the site, assess what needs removing, check for underground services, identify any hazardous materials, and review TPO and ecological constraints. We provide a clear scope of work and itemised quote.
Planning & Permits
We arrange any necessary permits, notify utility companies if required, and schedule the clearance to fit your project timeline. We confirm waste disposal routes and recycling options.
Clearance & Demolition
Our team removes all structures, vegetation, hardstanding, and debris using appropriate machinery. We work systematically to maximise efficiency and minimise disruption to neighbouring properties.
Waste Removal & Disposal
All waste is segregated on site where possible. Materials are recycled where practical. Remaining waste is removed using licensed carriers with full documentation including waste transfer notes.
Levelling & Handover
The cleared site is levelled to the required formation level, compacted where necessary, and handed over ready for the next phase. We provide photographic records and waste transfer documentation.

In-Depth Guide
Everything You Need to Know
What Site Clearance Includes
A full site clearance typically involves multiple stages. First, soft strip — removing vegetation, shrubs, hedges, and small trees. Then structural demolition — taking down sheds, garages, walls, greenhouses, and other above-ground structures. Next, hardstanding removal — breaking out concrete, tarmac, and paving. Finally, topsoil strip and ground levelling to reach the required formation level.
Each stage requires different machinery and techniques. Our fleet includes mini and midi excavators, breakers, grabs, and loading equipment that allow us to handle everything from small garden clearances to large commercial site preparations.
Vegetation and Tree Removal
We remove all vegetation including grass, scrub, hedgerow, and trees. Before any tree removal, we check for Tree Preservation Orders (TPOs) with the local authority and assess whether any protected species (bats, nesting birds, newts) may be affected. If TPOs or ecological constraints exist, we advise on the correct procedure.
Stumps are removed using excavator-mounted stump grinders or by excavation. Root systems of larger trees are extracted to prevent future ground movement. Green waste is recycled at licensed composting facilities wherever possible.
Hazardous Materials and Contamination
Older sites in Essex — particularly industrial or post-war residential sites — can contain asbestos in building materials, contaminated soil from historic uses, and buried waste. We carry out visual assessments and recommend specialist surveys where contamination is suspected.
Asbestos-containing materials are handled by licensed asbestos removal contractors. Contaminated soil is tested, categorised, and disposed of at appropriate licensed facilities. We never mix contaminated and clean waste — ensuring full regulatory compliance.
Waste Management and Recycling
We take waste management seriously. On every site, we segregate materials where practical — concrete, brick, metal, timber, and green waste are separated for recycling. Concrete and brick are crushed and reused as aggregate. Metal is sent for scrap recycling. Timber is processed at biomass or recycling facilities.
All waste leaving the site is documented with waste transfer notes specifying the type, quantity, and destination of each load. These records are provided to you for project compliance files. We use only licensed waste carriers and licensed disposal facilities.
