Types of Demolition We Handle
We carry out full structural demolition of detached buildings including garages, outbuildings, workshops, and small commercial units. Partial demolition involves removing sections of a structure — such as a rear extension, conservatory, or single-storey section — while preserving and protecting the remaining building.
Internal demolition includes removing walls (load-bearing and non-load-bearing), stripping out floors, ceilings, and internal fittings. Load-bearing wall removal requires structural engineer involvement — we install temporary supports, remove the wall, and fit the specified steel beam or lintel.
We also demolish hardstanding — concrete drives, paths, bases, and slabs — and break out existing foundations when sites are being cleared for redevelopment.
Asbestos in Demolition
Many buildings constructed before 2000 contain asbestos in some form. Common locations include garage and shed roofs (corrugated cement sheets), floor tiles and adhesives, pipe insulation, soffits and fascias, and artex ceilings. The presence of asbestos doesn't prevent demolition — but it must be identified and removed safely before general demolition begins.
We carry out visual assessments during our pre-demolition survey and recommend formal asbestos surveys where materials are suspected. Licensed asbestos removal contractors are brought in to remove and dispose of asbestos materials safely before we proceed with demolition. This protects everyone on site and ensures legal compliance.
Party Wall Considerations
If the structure being demolished shares a wall with a neighbouring property, or if demolition work takes place within specified distances of a neighbouring building, the Party Wall etc. Act 1996 may apply. This requires serving notice on the affected neighbour and potentially appointing party wall surveyors.
We advise clients when party wall considerations are likely and can recommend experienced party wall surveyors. We schedule demolition work to accommodate the notice periods required and take all necessary precautions to protect neighbouring structures during the work.
Recycling and Waste Management
Demolition generates large volumes of waste, and responsible management is both a legal obligation and an environmental priority. We segregate materials on site — concrete, brick, timber, metal, and general waste — to maximise recycling rates.
Concrete and brick are crushed and recycled as aggregate. Metals are sent for scrap recycling. Timber is processed for biomass or recycling. Non-recyclable waste is sent to licensed landfill as a last resort. Every load of waste is documented with waste transfer notes specifying type, quantity, carrier, and destination. These records are provided to the client for project compliance files.
